Title/Planning
Title is freehold. The land was zoned Strategic Reserve under the 2015-2021 Draft Louth County Development Plan. The planning reference is 06/265; 12/24, and Bord Pleanala PL15.220464 and permission is due to expire on 15 April 2017. It is reasonable to assume that alternative planning would be sought by the council and conducive to the overall scheme.

Location
Termonfeckin is a small village and townland in County Louth, Ireland. It is within the parish of the same name, and lies 8 km (5.0 mi) north-east of Drogheda. The population of the village was 1,443 as per the 2011 census.

Transport
Bus Éireann route 189 serves Termonfeckin several times a day linking it to Drogheda, Duleek, Ashbourne and Clogherhead. Most buses operate via Baltray though a few go via Grangebellew and Ballymakenny. Drogheda railway station is approximately 9 kilometres distant. Dublin is approximately 60km away and is accessed via the M1 Motorway. Travelling time is approximately 1 hour.

Leisure
There are two links courses in the area. Seapoint Golf Club is located in Termonfeckin, and Co Louth Golf Club is located in Baltray. (The latter hosted the Irish Open in 2004 and 2009.) As Termonfeckin is located on the coast it boasts a host of marine leisure activities including sailing, wind sailing, canoeing and much more.

Online Auctions

A non-refundable contract deposit of 10% (minimum deposit of €6,500.00) is required to be paid by the successful bidder for this property.

A Bidder Security Deposit of €4,500.00 is required to be pre-authorised from the bidders debit or credit card through the payment facilities on the auction website when registering to bid. A bidder has also the option of transferring the minimum deposit amount by bank transfer to iamsold's client account to authorise them to bid on the Online Auction (please note, this option may take several days).

The pre-authorisation amount will only be captured from the successful bidder on acceptance of their bid. This will form part of the non-refundable part payment contract deposit.

Any balance of the full contract deposit must be paid by the successful bidder to iamsold within 48 hours of acceptance of their bid. The deposit balance can be paid by debit/credit card, or same day bank transfer to iamsold's client account.

All unsuccessful bidders will have their pre-authorisations released OR their bank transfer refunded within 5 working days of conclusion of an auction or withdrawal of the Lot from the Online Auction.

Bidders are required to pay a non-refundable €50.00 (including 23% VAT) registration fee per property they register to bid on.
